Is Costa Adeje a municipality?+
No. It sits inside the municipality of Adeje, on Tenerife, in the province of Santa Cruz de Tenerife. INE has no statistical unit called Costa Adeje, so there is no official municipal row to look up. Idealista treats it as a district of Adeje and prices it. ISTAC treats it as a population entity made up of twelve nucleos. Three sources, three answers, and each is right on its own terms.
How many people live in Costa Adeje?+
ISTAC records 20,666 residents in the Costa Adeje population entity at 1 January 2022. That entity also takes in Playa Paraíso, Callao Salvaje, La Caleta, Sueño Azul and El Puertito, so it reaches beyond what anyone would point at as the resort. The figure comes from ISTAC's padron exploitation, which is neither INE's padron nor the Censo Anual, so it cannot be set against the 2025 figures used elsewhere on this site. On ISTAC's own numbers for that same date, the entity holds a little over two fifths of Adeje's residents.
Is there a foreign-resident count for Costa Adeje?+
No source we have checked publishes one, at any date. Everything we can say on the subject is Adeje the municipality, from INE's Censo Anual at 1 January 2025. On the nationality basis, roughly half of Adeje's residents hold a foreign nationality and Spanish nationals are a minority. On the country-of-birth basis, Adeje is majority foreign-born, which the nationality measure does not show. Both totals are derived by subtraction, because INE publishes only the total and the Spanish count, never a foreign one.
Which nationalities are largest in Adeje?+
INE's country breakdown for Adeje is on the nationality basis only. No country-of-birth breakdown was published for us to use, so this list is about passports, not birthplaces, and it is the municipality at 1 January 2025. Italy is much the largest single country of nationality, ahead of the United Kingdom, then Russia, Romania, Poland, Germany and China. One large entry, Otros paises de la Union Europea, is a grouping rather than a country and is left out of that order.
What do homes cost in Costa Adeje?+
Idealista's July 2026 report prices Costa Adeje as a district of Adeje, above the municipality's own figure and well above the Santa Cruz de Tenerife province average. These are asking prices: Idealista's own methodology says the index reflects the offer price, not the final transaction price or the rent actually paid. Eight barrios are priced beneath it, from La Caleta at the top down to Torviscas Centro y Alto. Adeje itself lists eleven areas and prices only five of them.
Which parts of Adeje have no published price?+
Idealista's selector for Adeje lists eleven areas, and its July 2026 table prices five of them: Callao Salvaje, Casco Urbano, Costa Adeje, Playa Paraíso and Tijoco. The six it lists without a price are Armeñime, Fañabé - Ifonche y Benítez, La Quinta - Taucho, Las Moraditas, Los Menores and Marazul, using Idealista's own groupings. An area absent from the table has no published asking price, which is not the same thing as being cheap, and we will not put a figure on it.
Is Playa de las Américas part of Costa Adeje?+
It depends entirely on which source you ask, and we are not going to assert a boundary. Idealista files it as a barrio of Costa Adeje and prices it there. ISTAC does not: a search of its territorial classification returns two units of that name, both under the municipality of Arona, with Arona written into the name. What a buyer needs from this is narrower and firmer. The price and the population on this page do not cover the same ground.
What is the climate like, and which station is it?+
We have no normals for a weather station inside Adeje. The station AEMET names Tenerife Sur Aeropuerto is printed as being in the municipality of Granadilla de Abona, and its 1981 to 2010 normals give an annual average temperature of about 21 degrees, 114 cloudless days and 132 mm of rain a year. Read that as south Tenerife, not as Costa Adeje's own climate. AEMET's annual sunshine-hours entry for that station is a dash, so we cannot give one.
What are the costs of buying property in Costa Adeje?+
When buying property in Costa Adeje, budget for property transfer tax (ITP) of 6,5%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Canarias rather than nationally, and reduced rates can apply for main homes and younger buyers. The Canary Islands sit outside the EU VAT area, so a new build in Costa Adeje pays IGIC instead of IVA: 7% general, 5% on a main home, 3% for qualifying buyers and 0% on VPO under the regimen general, plus AJD stamp duty of 0,75% (0,4% on the mortgage deed). IGIC and transfer tax cannot both apply, so a resale pays transfer tax and no IGIC. That is a difference on this line only, not a claim that buying here costs less overall. What are the ongoing costs of owning property in Costa Adeje?+
Annual property ownership costs in Costa Adeje include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Costa Adeje within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Costa Adeje?+
When selling property in Costa Adeje, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Canarias as anywhere in Spain. Plusvalia municipal is set by the town hall of Costa Adeje and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Costa Adeje no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
